Recipes for Homemade Cleaning Products

Wanting to go green with your cleaning products?  Try these well rated solutions:

1.  All Purpose Cleaner.  With gloves on, mix 1 tsp. washing soda, 2 tsp. borax, 2 Tbsp. white vinegar, 2 ½ cups hot water, 5 drops lavender essential oil & 7 drops of lemon essential oil in a 32-oz spray bottle.  Shake well, add ¼ cup liquid castile soap & shake again.  Once mixed, use as you would any multi-purpose pray.

2.  Glass Cleaner.  With gloves on, mix 3 cups water, 2 Tbsp. rubbing alcohol, and ¼ cup white vinegar into a 32-oz spray bottle and shake well.  Add ½ Tbsp. liquid castile soap and shake again.  Spray onto windows and wipe clean with newspaper.

3.  Furniture Polish.  With gloves on, mix 2 Tbsp. olive oil, ¼ cup white vinegar, and ¼ tsp lemon oil or fresh lemon juice in an 8-oz squirt bottle and shake well.  Make sure it is very well mixed.  Squirt polish onto a microfiber cloth and polish wood furniture with the grain.  Remove excess polish with a clean microfiber cloth.

4.  Toilet Bowl Cleaner.  Pour ½ cup baking soda into the toilet bowl.  Follow with 10 drops of tea-tree essential oil.  Follow oil with ½ cup white vinegar.  Let sit and bubble for 10 minutes then scrub with a toilet brush and flush.

5.  Laundry Soap.  With gloves on, mix ½ cup washing soda, ½ cup borax, and 1 bar of lavender castile soap (grated), ¼ cup baking soda, and 15 drops of lemon essential oil in a tightly lidded 24-oz plastic container.  Cover, shake well, and use 3 Tbsp detergent per load.  This detergent is HE friendly, but don’t use too much.

Be Safe In Your Home This Holiday Season

As merry and bright as the holiday season is, did you know that it is also one of the most dangerous times in your home?  Home safety is often compromised during the holiday season.  Falls, fires, and trips to the emergency room are more common during the holiday season than any other time of year.  To keep yourself, your home, and your family safe consider the following:

Lights – carefully inspect all strings of holiday lights for frayed cords, cracked bulbs and loose connections.  Be sure to unplug the string of lights when replacing burnt out bulbs and always check the wattage to be sure you aren’t overtaxing the strands.  In addition you should always, always turn off all holiday lights when leaving your home or going to bed.  If you can, it is best to place all outdoor lights on a timer to switch on after 7pm.

Trees – if you have a fresh tree be sure to keep it well watered and far away from any fireplaces or candles.  If you have an artificial tree be sure that it is labeled fire-resistant.  Either way, be sure that your base is steady so that the tree won’t tip over easily.

Entertaining – when cooking for a crowd be sure to keep an eye on the stove.  Unattended ovens/stoves are the number one cause of home fires in the U.S.

General Safety – keep all matches and lighters up high and out of reach of children.  Test all smoke alarms and replace batteries as necessary.  Do not discuss holiday travel plans publically or with strangers.  Store scissors and ribbons used to wrap gifts well out of children’s reach.  Inspect all toys, decorations, and gifts for small objects which can be choking hazards or sharp edges which can be dangerous.

Dealing With Holiday Stress

The holidays are a stressful time of year for many people.  There are many things you can do to help make the stress of the season more bearable.  First, realize that it is okay to feel sad, depressed, stressed or anything other than the happy person that people expect.  Next, be realistic – know that situations change and with them traditions and rituals change as well.  Change isn’t always easy, but creating new traditions when its time will help ease any stress you feel.  Perhaps the most effective way to relive holiday stress is to learn to say no when you need to.  Saying yes to every get together, work assignment, and friend while leaving no time for yourself and your family is the number one way to burn-out during this festive season.  By limiting yourself to only what is absolutely necessary and/or most important to you, you will limit the amount of stress you allow into your life which makes it easier to spend a few minutes on yourself.  Making time for yourself during the next couple of hectic weeks is important for your mental health.  Even if you just spend 15 minutes alone to take a quick walk, read a magazine, or listen to music, spending time alone and clearing your mind can reduce stress and help you stay calm as things heat up.  Finally, recognize that along with being stressful, the holidays can be a sad, lonely, and depressing time for many people so don’t hesitate to reach out to your friends, family, community, or support groups if you need to and by all means, seek professional help if you need it.  The holidays should be a time filled with joy and not stress!

If you are in the market for your first home, or have struggled with your credit in the past the first step to buying your dream home is to build your credit so that you can get a mortgage and hopefully at a good rate!  Here are three tips to help you:

1. Don’t have too many credit accounts. You do need to open a few lines of credit to establish your credit record, but you don’t want to have too many.  One to three accounts is usually sufficient for establishing credit, but don’t open them all at once.  Opening these accounts and maintaining them is key.

2.  Open a variety of credit lines.  Credit cards, department store cards, auto loans, bank loans, etc. are all good ways to open your credit lines.  To truly build your credit you should try to have a variety of credit accounts, not just several credit cards.

3.  Maintain your accounts wisely.  Don’t open all of your accounts at once or you will actually lower your credit score.  You also need to use your accounts.  If you open them but leave them at a 0 balance, they don’t help build your credit record since it doesn’t show a lender that you have a history of responsibility in paying off your bills.  To truly build your credit you need to use your accounts, but not to their limit – 30% of your credit limit is a good number to shoot for, and you also need to pay your bills on time every single month, with no exceptions.

How Personal Items Play In

Whether you are a buyer or a seller, you want to be sure that when you buy (or sell) a home your contract is definitive when it comes to what comes with the house and what doesn’t.  Even if there is a spoken agreement about what comes with the house, be sure to get everything you care about in writing, otherwise it is not binding.  For example, if you are a buyer who desires the washer and dryer that were in the house during the showing, ask for it in writing.  Typically, items that are permanently attached such as flooring, light fixtures, built in bookcases are included unless they are specifically excluded in writing.  If, for example, a seller excludes the fireplace mantel because it’s a family heirloom that would need to be in writing.  Be sure to ask in writing for the buyer to replace the fixture before closing.  Likewise, if the house is equipped with a wall mount for a flat screen television that you don’t want, write it into the contract for the sellers to remove it and make any necessary repairs to the walls, etc.

If you’re a buyer don’t make the mistake of thinking that everything you saw when you viewed the house is coming with it just because it “goes with the home.”  For example a fountain, potted plants, custom bar stools, or a table that fits so perfectly in the breakfast nook that it seems like a built-in may or may not come with the home.  So, what’s the moral of the story?  If you’re a buyer and you want it, you need to ask for it.  And if the buyers agree, be sure to write it into the contract!  If you’re a seller and you’re planning to take your items with you, making that clear to the buyers from the get-go can make your life easier, but whatever you do, be sure to write everything that you care about into your contract.

1.  Price to sell.  Just like always, if your home is priced right it will get the attention that it deserves.

2.  Pay attention to curb appeal.  Again, this is a year-round tip, but at this time of year in particular be sure that leaves a raked, stairs and walkways are kept free of ice and snow, and gutters are cleaned.

3.  Decorate reasonably.  If you decorate during the holidays be sure not to go overboard.  Keep things scaled to your home and decorate to emphasize your home’s best features, not cover or detract from them.  If you want to avoid offending potential buyers it is best to decorate with general winter themes rather than religious items.

4.  Focus on motivated buyers.  People who house hunt during the holidays are generally motivated buyers.  Work with your agent to target buyers who are on a deadline and looking to buy before the end of the year.

5.  Hire a trusted agent.  At this time of year in particular it is important to have a real estate agent who is reliable and not someone who will disappear during the holidays.  Some who will go above and beyond to work for you will help get your home sold.

Pre-Qualification vs. Pre-Approval

It’s a good idea to be pre-approved for a mortgage before you begin house hunting.  In fact, many realtors won’t even work with you until you’ve gone through this process.  There is a bit of confusion out there though, about the difference between pre-qualification and pre-approval.  Many times these terms are used interchangeably, but they are, indeed, different.  Pre-qualification is basically a letter from a loan officer saying how much they believe you will be able to borrow based on your income, debt, work history, etc.  Pre-qualification is given without pulling credit scores, and is a “good faith estimate.”  However, even if you are pre-qualified you can still have trouble with your financing, since nothing about a pre-qualification is guaranteed.

Pre-approval takes everything a step further and involves pulling your credit report (which typically involves a small, non-refundable fee).  This process involves a lot more paper work, but shows that the bank is ready to work with you should you find a home that you love.  It is important to note that pre-approval does not guarantee a mortgage, but it does guarantee that the bank is ready and willing to work with you which shows that you are a serious buyer.
Many realtors will work with you if you are pre-qualified, but it is really in your best interest as a buyer to be pre-approved before you start the house hunting process.  It is heart breaking to fall in love with a home and then find out that it is way over your budget when you try to finance it.  When you’re ready to start house hunting, shop around for a mortgage and find a broker that you like and trust.  Once you have your pre-approval letter it shows your agent and the sellers that you are a serious buyer worth working with.

Selling Your Home? Things You Should Hide

If you are trying to sell your home then you definitely don’t want to turn off potential buyers as soon as they walk into your home.  In order for your home to show as well as it possibly can, there are several things you should clean up and put out of sight (out of the house, if possible!) to help your home show off its best features.  According to a survey of house hunters and their agents, pet stuff and toys/baby stuff top the list of things that buyers don’t want to see (or smell!) when they walk in your house.  When it comes to pets, they really shouldn’t even know that you have one.  Potential buyers with allergies may not even give your home a fair shot if they know about your animals.  Even though it’s inconvenient to make arrangements for your pets and their things every time there is a showing, it really is important if you want to get your home sold.  When it comes to the baby stuff, you should have a dedicated area for storing your children’s things, such as a large toy chest or two.  Then, when you have a showing you can just shove everything in, close the lid, and be done!  Clear baby clutter such as bottles, sippy cups, pacifiers, etc. off counters and tables and put it out of sight!

Speaking of clutter… that’s another big turn off.  I know I’ve said it before, but it really is important to clear clutter off the kitchen counter, including any small appliances, wash and put away dirty dishes, and put away personal items.  It is equally important to clear clutter and stow personal items in the bathroom.  And when it comes to the bathroom, keep the sink and toilet cleaned at all times, and keep the toilet seat and lid down!  Nobody wants to see a dirty toilet when they are imagining their dream home!

Of course, its difficult and sometimes impossible to keep your house in tip-top shape when you’re trying to sell, but it really is worth the time and effort invested to get the best offer on your home and quickly as possible!

Types of Home Loans

If you’re in the market for a home, chances are high that you are not paying cash for it which means you will need to get a mortgage.  There are two basic types of mortgages, conventional and government sponsored.

Conventional mortgages are come in two basic varieties, fixed rate mortgages (FRM) and Adjustable Rate Mortgages (ARM).  As the name suggests, fixed-rate mortgages have a set interest rate that stays the same throughout the length of the loan.  Usually fixed-rate loans are paid off over either 15 or 30 years.  These tend to be the most popular home loans.

In an adjustable rate mortgage the interest rate rises and falls throughout the length of the loan.  Typically, adjustable rate mortgages have a lower interest rate than fixed-rate mortgages, especially for the first year or so, but they can be risky, depending on the market and how long you plan to stay in your home.

With conventional mortgages, you are typically required to make a down payment of twenty percent.  Buyers who aren’t able to put that much down are required by their lenders to pay for private mortgage insurance (PMI) until you’ve paid down a full twenty percent of the home’s value.  PMI increases the monthly payment, and should usually be avoided if at all possible.

The other type of mortgage is though loan programs sponsored by the government.  These include Federal Housing Administration (FHA) loans, Veteran’s Administration (VA) programs for veterans, and Rural Housing Service (RHS) programs for families living in rural areas.  Government sponsored loans are intended for homebuyers with low income.  Most of these programs require low down payments and have more lenient qualification terms than conventional loans.  To finance a home through any government sponsored loan program, you still have to go through traditional banks or mortgage lenders to get your money.  In these cases, the government does not actually lend the money, they just guarantee the loans.

Electrical System Updates

If you fall in love with an older home, chances are you will need to update the electrical system at some point.  Here are three things to keep in mind.  First, electrical needs have changed significantly since your home was built.  One hundred years ago and even fifty years ago, home just didn’t have the large number of electricity sucking appliances that we have now.  In order to run your home’s electrical system safely and efficiently the average home needs a 200-amp panel at minimum.  Next, you need dedicated circuits for your heavy electronics.  Remember that devices that such a lot of electricity such as stoves, air conditioners, microwaves, and clothes dryers will need their own dedicated circuits.  It is okay for most lights and outlets to share a circuit.  Also, don’t forget to protect yourself.  Be sure that any outlets and switches near water sources (including sinks, toilets, hose nozzles, etc.) need to be protected by a ground fault circuit interrupter.  A GFCI shuts off the circuit as soon as water is present.  This safety precaution can prevent shock and even death.  All of the outlets outdoors as well basements, garages, and bathrooms are also required to have this protection.

Winterize Your Home Now

We are well into fall now, and winter is quickly approaching.  Now is the perfect time to winterize your home if you haven’t already.  Here are some winterization steps that every homeowner should take:

1.  Change your furnace filters.  This maximizes your home’s efficiency in one easy and inexpensive step.

2.  Check the roof.  Examine your roof for leaks and replace shingles as needed.  Heavy snow and ice can cause minor leaks to become major leaks in a hurry which is not only dangerous, but also much more expensive.

3.  Check weatherstripping.  Check the areas around your doors and windows to be sure that you are keeping your heat in and drafts out.  Replacing and adjusting weatherstripping as necessary creates a seal and keeps warm air in and cold air out, which effectively saves you money.

4.  Care for your yard.  Rake and bag leaves, put away all loose outdoor tools and furniture, and consider fertilizing your lawn with a winter fertilizer.  This will keep your yard safe when winter winds blow and set you up for having a gorgeous lawn in the spring.

5.  Close foundation vents.  Foundation vents should be open during the spring and summer to let moisture escape from your crawl space and closed during the fall and winter to protect against freezing.  Now’s the time to close them up!

Mistakes That Many Home Buyers Make

Buying a home can be stressful and time consuming.  The right agent can make your home search less painful, but it can still be quite a process.  There are a few common mistakes that many home buyers make that can make the process more painful than it has to be.  The first, extremely common mistake that buyers make is failing to see the potential in the homes they view.  While it is important for buyers to see both the positive and negative aspects of each home they visit, passing on a home that is otherwise perfect just because the walls are an ugly color or the carpets are dated is a common mistake that can be avoided.

Another common mistake is getting so caught up in the moment or in the charm of a particular home or location that buyers forget that they need three bedrooms instead of two or need more need an eat-in kitchen versus a dining room.  Compromise is a natural part of the home search, but compromising on a “deal breaker” because a buyer is caught up in the moment is a huge mistake.  To that end, I located this awesome home buyer’s chart put out by HUD that can help buyers rate each home they see and keep the important things organized in several different categories.  Of course, having a great agent makes these mistakes and others much less common.

Best Language for Marketing Your Home

When you are working with your agent to write the listing for your home you should put more than a few moments of thought into it.  Your online listing is your advertisement to potential buyers.  If you want buyers to come and look then you will need to pique their interest.  The first and most important thing you should do is include a handful of pictures.  The second thing you need to do is write the description.  To help you, begin by avoiding general “filler” words.  Examples of such words are things like fantastic, gorgeous, spacious, charming, great, etc.  In addition to avoiding those types of filler terms, you should also avoid overly-common “code language” such as “cozy” and “up and coming.”  Buyers in today’s market know that those terms just mean “small” and “not a great neighborhood,” so it’s better to just avoid them entirely.  So, what should you say?  Think of your description as the best way to shine a light on the very best that your home has to offer.  If your home is in a desirable neighborhood, name it specifically.  If your home has top-notch finishes (marble, granite, etc.) name them specifically.  If your home has any largely desirable built-ins or custom work such as cabinets, bookshelves, etc. you should list them.  You should also take the time to list any little luxuries that your home includes that appeal to a wide range of buyers.  These types of luxuries include gourmet kitchens, spa-like showers, breakfast nooks, walk-in closets, etc.  If your home is in a walkable neighborhood, list nearby “walkable” places.  Really take the time to paint a picture of your home’s ideal location.  Additionally you will want to list anything that separates your home from the rest of the competition.  Use your listing to make potential buyers come to your home instead of the home next door, across the street, or around the block!  Lastly, no matter what you say in your description, make sure to prove it with pictures!  Whatever you do, be sure that your written description and your photos match.  Do not give potential buyers any reason to doubt your honesty or question your description.  Make them come check it out in person!

Things You Should Always Ask Your Agent

If you’re thinking of buying a home, here are five questions you should always ask your agent:

1.  Do you know a great _____________________.
Fill in the blank here with your desired expert.  Your agent should be able to refer you to a good mortgage broker and inspector for sure, but also painters, plumbers, electricians, structural engineers, and any other expert you may need or desire to work with during the home buying process.  Your agent should be a local expert, who will be able to guide you to other local professionals that can get the job done well.  In addition, professionals who often get referrals from your agent will usually treat you better than someone you found on your own because they want to continue getting business referrals from your agent!

2.  What should I expect?/What happens next?
These are questions you should ask continually throughout the home buying process, starting with your very first interview with your agent.  Your agent should be able to help you manage your expectations and guide you from the very beginning of the process until you’ve officially closed and have the keys in your hand!

3.  What are the possibilities here?
Again, you will probably ask this question more than once during your home buying process!  There’s really never a bad time to ask this questions, but particularly good examples would be when you are looking at a home that has a bonus room, unfinished basement, etc.  Your agent should have seen enough home to know what kind of realistic suggestions can be offered for the space.  Another great example would be in your home inspection turns up issues.  Asking your agent what the possibilities are opens up the opportunity for you to discuss requesting repairs, lowering your offer, etc. with an expert who can walk you through it.  My final example would be when it comes time to make an offer, asking about the possibilities gives your agent a chance to walk you through the various contract terms that you may or may not have thought of left to your own devices.  With these examples in mind, I’m sure you can come up with plenty of your own examples when asking this question would be perfect, so use it liberally throughout your home buying process!

4.  What do I need to know about this area?
When it comes to home buying each area is very different.  Again, your agent should be a local expert, so they should be able to guide you and help you with the ins and outs of the local you are considering.

5.  What else should I ask?/What else do I need to know?
This question relies on your agent to be your expert (which, they definitely should be!) and allows them the chance to share with you their extensive knowledge without relying on you to ask every single question.  Remember, your agent has gone through the buying process way more times than you have, so even if you are the type to ask a million questions, be sure to throw this one in there as well, because your agent definitely has expertise that you can and should rely on!

Aside from your mortgage, utility costs generally account for the largest portion of the monthly bills you pay thanks to your home.  However, there are several things you can do to lessen the blow a bit.  The first is to take advantage of energy-efficient light bulbs.  Yes, they cost a bit more up front, but you can save a significant amount of money over the course of a year by replacing just one incandescent bulb, so imagine how much you can save if you swap out all of your bulbs!  Additionally, if any of your faucets, pipes, or toilets are leaking, fix it and save yourself a bundle.  Often times these types of leaks are an easy fix such as swapping out a washer, replacing a flapper, or tightening a valve.  Sometimes they require more extensive work, but even then it is best to do the work, even if you have to call in a professional for help.  Changing out your shower heads for low-flow counterparts can help save water too.  Changing and/or cleaning your furnace filters will also save energy in your home.  Lastly, don’t forget to be sure all of your doors and windows are well-sealed and your home is well-insulated.
