Delaware HP Bill 55 is an attempt to replace the Electoral College with the popular vote.  This bill would require that Delaware’s 3 Electoral Votes be given to the winner of the national popular vote and not the winner of state popular vote.

Our founding fathers developed the Electoral College to keep smaller states and regional voices heard, not just the large metropolitan areas.  This should not a partisan issue.  True the Democrats control the urban vote today, however, no one know who will control that vote 100 years from now.

Low prices seem to create a wide-open window of opportunity, but they also create the concern that prices will keep falling after closing. And that Catch-22 has hundreds of thousands of buyers-to-be stuck on the fence.

Fortunately, there are handfuls of life, mortgage and local market signals which indicate that the time *might* be right to hop – scratch that – leap off the fence and into homeownership:

Signal #1 – Mortgage rates are going up. Home prices have been low for the last several years, and in fact are currently looking like they’re heading back down to the same levels they were at the depths of the real estate recession. During this same time frame, interest rates have also been low – this one-two punch has created record-high affordability for the last four years running, causing buyers to believe that this window of opportunity won’t be closing anytime soon.

While prices don’t look like they’ll be skyrocketing anytime soon, interest rates are another story. Rates have been on a rollercoaster over the past few months, and with inflation and Fed rates set to spike later this year, today’s low interest rates might be as good as they’re going to get for a long time to come. And I mean a very long time – in the next few years, governmental intervention in the mortgage markets is likely to wind down, and that means higher mortgage interest rates are not only inevitable, they’ll probably be here for a long, long time.

Mortgage rates on the rise are one signal that now might be the peak of home affordability, and the peak of the opportunity to buy.

Delaware Death Penalty

I have been following the Derrick Powell case.  He was found guilty of killing Georgetown Police Officer Chad Spicer.  The Jury sentenced him to death by a 7 to 5 count.  However, a judge may dismiss the Jury’s will and impose a different sentence.

The argument for or against the use of the death penalty should not be considered by the Judges.  That responsibility is for the Legislators.  I don’t believe that the Judge should have the right to override the Jury.

 We all know the capital cases are automatically appealed.  And this process can take 10 years or more.  If new evidence or improper procedures are found, then the case should be retried and the previous sentence should be voided. If the appeals are denied, let the Jury’s sentence be carried out.

 The defense is trying to influence the judge with its news campaign to say Mr. Powell has mental health issues.  He cannot be the only individual who has these problems.  The difference is the others didn’t kill anyone.

If it’s Too Cold For You Outside, DIG IN!!!

TOO COLD FOR YOU OUTSIDE?

Now is the time of year where I spend many hours inside talking to myself. Do I need this? Have I worn this lately? What…is… this????

I stick to one room at a time, just like most articles say to do, put some music on and DIG IN! The bags just start forming a line down the hallway. They know where they are going. One by one they get dropped off to some of the many local thrift shops. Oh, I have my favorites, but I try to be fair to them all. The Curiosity Shop in Seaford, DE, the very nice and brand new Teen Challenge Thrift Shop in Seaford DE. Both of these are on Middleford Rd. in Seaford, DE, near the Nanticoke Hospital. The Abacus Thrift Shop in downtown Seaford, DE. The Goodwill on Rt. 13 in Bridgeville, DE, and The Beebe Hospital Thrift Shop on Rt. One in Lewes, DE. They are happy…and I’m happy. My house can breath easier, looks nicer and it is a tax deduction boot! I’ve never really missed anything I’ve taken away. It is a win/win situation for everyone involved.

2011 will be different than 2010

Here are my Predictions for the coming year.  Housing foreclosures will start to decline in the next 3 months.  The Atlanta Falcons lose the Super Bowl.  The Philadelphia Phillies make it to the World Series.  Boston wins the NBA.  Real Estate sales will increase as pent up demand and rising interest rates demand that the fence sitters take action.  Gas will rise to $3.60 a gallon, before a decline.  Wall Street will be like a YO-YO until the third quarter, and then level out.  Gold will start to decline in the third quarter.  Record snowfall will be recorded this March on the East Coast.  Congress and the President have a bumpy first half and actually get some things done the second half.
