Prepping Your Home To Sell

When you’re prepping your home for sale there are a few things you can do to give yourself a “leg-up” in this market. Things such as improving your landscaping, cleaning your gutters, pressure washing your siding and driveway, and keeping your lawn manicured all add to your home’s curb appeal and can ultimately help improve its chances at selling.

Painting your door with a fresh coat of paint that contrasts with your home’s exterior color and replacing worn house numbers with new, easy to see alternatives will also help increase your home’s appeal.  You should also consider making necessary repairs such as changing broken windows, fixing a leaking roof, or replacing cracked flooring.  You want your home to make its best first impression, and to do that you need to maintain it so that buyers will be interested in a second look.  When staging your home, be sure to remove all unnecessary clutter.  Removing at least one piece of furniture from each room and clearing out clutter will not only simplify your life, it will help your home sell.  While you’re decluttering, you should also remember to clean out closets and drawers.  When your closets and drawers are stuffed to the brim or disorganized it makes your home appear as if it is short on storage space, which doesn’t work in your favor when trying to sell.

To give your home the best chance in today’s market, you should definitely consider these and other staging and sprucing tips.  The difference between homes that sell and homes that don’t are often in the small details.

Five Ways To Conserve Energy In Your Home

1. Install a tankless water heater. Tankless water heaters quickly heat water as it runs through a heating element as opposed to storing gallons of hot water and waiting until you use it. On average they are twenty-two percent more efficient than storage-tank water heaters.

2.  Update your appliances.  The appliances in your home account for a large percentage of your monthly utility bills, so by replacing older models with energy efficient appliances (especially those with the energy star label) you can conserve a ton of energy.

3.  Switch to energy efficient light bulbs.  Energy efficient light bulbs use about 75% less energy and last much longer than traditional bulbs.  If you switch out all the bulbs in your home you can seriously cut your cooling costs too since they emit only a quarter of the heat that traditional bulbs do.

4.  Check your water heater temperature.  If your water heater is set to anything about 120 degrees F you are wasting energy.  Lowering the temperature even further can save even more energy, but setting it to 120 can reduce costs by 6 to 10 percent or more.

5.  Install a digital thermostat.  By replacing an older thermostat with a new digital, programmable thermostat you can regulate your home’s temperature constantly and save both energy & money.

With fall upon us, those of us with fireplaces will probably think about using them soon.  Before fireplace season begins, consider updating your home by updating your fireplace.  Here are three updates to consider:

1. Change your Mantel.  Changing your mantel can work wonders, especially if you never have before.  A mantel with enough depth to display photos and anything else you’d like to showcase is a necessity.  Between style, material, and color, there are so many options that you can really personalize this detail of your home to your exact taste.

2.  Make it More Efficient.  Adding a gas or wood burning insert to an existing fireplace can make your home more energy efficient without tearing apart your home.  Just be sure to research it first!

3.  Makeover the Face.  If you have an older fireplace that seems dingy and/or falling apart, consider installing a stone or other face over the existing wall.  Often, this can be done on a tight budget, but you can also be as extravagant as you’d like!

Advice for Downsizing

There comes a time in every home owner’s life when the idea of owning a large home just isn’t appealing anymore. When it occurs to you that the money spent on maintenance and the time spent on cleaning can be put to better use, it’s probably time to downsize. When you’re ready to think about downsizing think about the possible ramifications it may have. For example, to live comfortably in a smaller space you will have to get rid of a lot of your stuff – so if you’re emotionally attached, downsizing can feel like a step backward. In addition, if you have children, grandchildren, or friends and you like to have them come visit downsizing might make comfortable. However, if you feel like you can live with these ramifications, then downsizing might be a great option for you.

Once you decide to downsize, decide how small you are really willing to go and choose the neighborhoods you would like to live in. After you’ve got a good idea of what you’re looking for consider the costs of downsizing. Not only is there the cost of the home, but there are also other costs of downsizing. For example, you may need to purchase new, downsized furniture or need to rent storage space if you’re not ready to say goodbye to some of your beloved items.

Once you’re ready to make the move, call a trusted real estate agent and start looking! Downsizing might not be every home owner’s dream, but it can be a great move!

5 Home Improvements for Under $1000

Yesterday I looked at three updates you could make to your home for under $200, but today we’re going to open that budget up a bit. Here are five for under $1,000:

Yesterday I looked at three updates you could make to your home for under $200, but today we’re going to open that budget up a bit.  Here are five for under $1,000:

1. Replace worn carpeting.  Nothing makes a home look grungier than yucky carpeting.  If you’ve got worn or stained carpeting, or other floor issues in your home, consider replacing the flooring.  If your budget prevents you from redoing all the floors, start in the rooms that have the most wear.

2.  Get a new water heater.  A tankless water heater is more environmentally friendly than older models and saves energy and money by heating only the water you use, as you use it.  This update will pay for itself in the long run, and will give your home added value if you put it on the market.

3.  Update the bathroom.  Bathrooms add value to a home, and you can easily do a minor remodel for under $1000.  Simple updates like replacing old plumbing, updating light fixtures, replacing tile, or switching out a vanity will update the whole room without a huge price tag.

4.  Update the kitchen.  Obviously you can’t do a whole kitchen remodel for under $1,000, but you can swap out one old appliance for a shiny, new, energy efficient model.  Another kitchen update to consider for under $1,000 would be replacing the flooring or updating the backsplash.  Any kitchen update adds value to your home.  You don’t necessarily have to redo the entire room to update it.

5.  Add curb appeal.  Lush, green grass sells homes!  Depending on the size of your yard, about $1,000 and some hard work will allow you to replace a weedy, patchy, or dead lawn with lovely, thick, green sod.  Just remember that landscaping requires follow-up commitment to get the full value!

Today’s food for thought is from Henry Ward Beecher:  “The meanest, most contemptible kind of praise is that which first speaks well of a man, and then qualifies it with a “but”.”  “It is a technique to praise a man then cut him down with a “but”, I would rather the critique than the hallow praise.”  (Fred)

Fred’s Pick of the day is MLS # 596102-$179,900.  Here is a large colonial in the established neighborhood of Atlanta Estates in Seaford, DE.  The home has 4 BR, 2.5 BA, hardwood floors and a 3 season room.  Call me to see this home 302 258-6983.

Thursday Three: 3 Improvements for a Tight Budget

If you want to increase the value of your home, but you only have a little bit of cash, try any of these ideas which should each cost under $200.

If you want to increase the value of your home, but you only have a little bit of cash, try any of these ideas which should each cost under $200.

1.  Scrape the popcorn.  Popcorn ceilings seriously date your home, so if you’ve currently got them spending the time to scrape them away will add instant value without a whole lot of money.  All you need is something to soften the texture and some time to dedicate to scraping!

2.  Plant a tree.  As a shade tree matures over time it will add curb appeal (and value!) to your home.  Not only are shade trees desirable, but properly placed it can actually cut your cooling costs significantly.

3.  Filter your water.  Installing a water filtration system in your kitchen allows you to get the luxury of bottled water right from your faucet.  It’s an inexpensive addition that adds value because it seems luxurious!

Weekend Update – 9/28-9/30

Well, seems like it’s a slow weekend in the area. The summer season is over, and fall activities haven’t picked up quite yet, but if you’re looking for something new and interesting, check out the Rehoboth Film Society’s monthly screening on Friday, 9/28 at 7pm. This month’s film is a “freewheeling comedy” titled The Trip which stars Steve Coogan will be shows in the upstairs screening room at the Movies at Midway in Rehoboth Beach. For a complete review of the film (which sounds hilarious!) check out this link. Tickets are $4 for Film Society Members and $6 for everyone else.

Pre-Qualification vs. Pre-Approval

It’s a good idea to be pre-approved for a mortgage before you begin house hunting. In fact, many realtors won’t even work with you until you’ve gone through this process. There is a bit of confusion out there though, about the difference between pre-qualification and pre-approval. Many times these terms are used interchangeably, but they are, indeed, different

It’s a good idea to be pre-approved for a mortgage before you begin house hunting.  In fact, many realtors won’t even work with you until you’ve gone through this process.  There is a bit of confusion out there though, about the difference between pre-qualification and pre-approval.  Many times these terms are used interchangeably, but they are, indeed, different.  Pre-qualification is basically a letter from a loan officer saying how much they believe you will be able to borrow based on your income, debt, work history, etc.  Pre-qualification is given without pulling credit scores, and is a “good faith estimate.”  However, even if you are pre-qualified you can still have trouble with your financing, since nothing about a pre-qualification is guaranteed.

Pre-approval takes everything a step further and involves pulling your credit report (which typically involves a small, non-refundable fee).  This process involves a lot more paper work, but shows that the bank is ready to work with you should you find a home that you love.  It is important to note that pre-approval does not guarantee a mortgage, but it does guarantee that the bank is ready and willing to work with you which shows that you are a serious buyer.

Many realtors will work with you if you are pre-qualified, but it is really in your best interest as a buyer to be pre-approved before you start the house hunting process.  It is heart breaking to fall in love with a home and then find out that it is way over your budget when you try to finance it.  When you’re ready to start house hunting, shop around for a mortgage and find a broker that you like and trust.  Once you have your pre-approval letter it shows your agent and the sellers that you are a serious buyer worth working with.
