When you compare the cost of owning a home to renting, you’ll find that buying may soon make more sense, Paul Diggle, a housing economist at Capital Economics, told MSNBC.com.

Diggle’s analysis of the housing market showed a 33 percent drop in home prices, record-low mortgage rates (with 30-year fixed-rate mortgages available under 4 percent now), and a 15 percent rise in rents since the housing market turned sour are making more consumers take a closer look at buying.

“The median monthly mortgage payment of about $700 has fallen to about the level of a median monthly rent check,” an article at MSNBC.com notes about Diggle’s analysis. “If mortgage rates keep falling and rents keep rising, the equation will tip even further toward owning.”

Case in point: Diggle says that a buyer who purchases a median-priced home and stays there for at least seven years would likely come out ahead  by about $9,000 than if they chose to rent for those seven years. Diggle’s calculations factor in rents continuing to rise 3 percent a year, and housing prices staying flat for the next two years before rising in 2014.

But while more Americans may be motivated to buy, many still can’t, Diggle notes. Home owners who lost their home to foreclosure may be forced to wait on the sidelines before owning again, other Americans may not have a 20 percent down payment that more lenders are wanting, lack a high credit score to qualify for the best financing, or have steady employment.

Marvel Cup Award Recipient is Named by Delaware State Chamber of Commerce!

It was certainly an honor to have attended the annual Marvel Cup Award dinner with my husband, Tommy Cooper , Chairman of the Delaware State Chamber of Commerce, last night in Wilmington, DE. The Marvel Cup Award was established in 1951 to honor a Delawarean who has made an outstanding contribution to the state, community and society. It is named in memory of Josiah Marvel, who reorganized the Chamber of Commerce and was the first president of the modern-day chamber in 1913-1914. Each year, the Chamber honors a deserving recipient, and this year Mr. Robert F. Rider was that recipient.

I enjoyed being a part of the celebration at last night’s event, and I am proud of my husband, Tommy Cooper, for the speech he made and for his part in a successful program!   Last night’s event marked the completion of Tommy’s term as Chairman of the State Chamber.  He turned his gavel over to William Allan, retired President of Verizon Delaware.  During Tommy’s speech, he challenged all of those in attendance to continue working to make a difference in the growth of Delaware.  It’s a challenge that everyone gladly accepted.

MUMMER PARADE – A GREAT PHILADELPHIA TRADITION!!!

Celebrating the New Year includes enjoying many traditions. For years, Tommy and I have enjoyed celebrating the New Year in Philadelphia. We drive up on New Year’s Eve, and our celebration begins with lunch at this amazing restaurant on Rittenhouse Square. It is called Rouge. It is a very festive spot, with great food and interesting “people watching”! After lunch, we relax at the Rittenhouse Hotel. Before dinner, we have a glass of champagne in the lounge at Le Bec Fin, and then we walk to The Prime Rib for a fabulous bottle of wine and amazing steak dinner. After dinner, we change in to warm clothes and hike to Penn’s Landing for the fireworks.

On New Year’s Day, we enjoy a relaxing breakfast before heading out to the Mummers Parade.  An annual tradition, the Mummers Parade features 10,000 men and women dressed in colorfully lavish costumes as they twirl, sashay, pirouette and strut up one of the city’s main streets. An unforgettably wild ritual, the parade and subsequent performances are all family-friendly and fun for everyone.

If you’ve never been to a Mummers Parade, you really should include it on your “bucket list”.  It’s a lot of fun for the whole family.  I just have one very important piece of advice……DRESS WARMLY!!!  Author ~ Connie Cooper
